The initial interest percentages on these mortgages were much lower than market value and once the teaser period was over the real costs became too much for these troubled homeowners to bear. Many lenders are participating in a government program that can ease the burden of monthly mortgage costs by loan modification program. This begins with a document called a “hardship letter” that is instrumental in helping homeowners by letting them describe their plight to the lender.

Loan modification happens before the home is in foreclosure. To help homeowners the Obama federal loan modification plan requires homeowners to participate in a program that includes the basics of how to write the letter. There are many different ways how to write a hardship letter to the lender but the gist of it all is that the borrower show to the lender that he or she is in financial straits and wants to find a solution.

The hardship letter is just part of a packages to help with loan modification. The loss specialist, the lender’s representative, is not there to show you how to write a letter. This person has to deal with hundreds of applications and so it is up to the borrower to learn how to write a hardship letter to basically let the lender know who you are and what you need for loan modification. The basics of how to write a letter of hardship to a loss specialist would be to explain: who you are; how you got into financial trouble; your present financial position; and how you can help in the process.

Discover How To Avoid the Foreclosure Stampede

Foreclosure is not a pleasant thought. You have worked all your life to provide a comfortable home for your family which might be at risk. Many people (one in twelve) are now delinquent on their payments and could face foreclosure unless something is done. Don’t wait on the government to help, they are part of the problem!

Foreclosure is the process that allows a lender to recover amounts owed on a defaulted loan. You only need to be 30 days past due to be considered delinquent and subject to foreclosure action. The number of houses on the market due to foreclosure has greatly increased driving house values to very low levels. That means if you do go into foreclosure and the bank sells your home, you could have a substantial judgment against you for the difference between your loan and their net proceeds from selling the house and that could put you at risk for bankruptcy. The total process usually takes 4-6 months.

A foreclosure process can end in one of 3 ways – a reinstated loan and you keep your house – You sell your house to a third party and pay off the loan (requires substantial equity) – the lender takes title and sells at auction.

Let me give you a few brief tips on what YOU can do to help the situation.

1. Develop a strict budget and put your house payment at the top of the list

2. Contact your lender to see if you can refinance or pay interest only for a while

3. See if the “homeowners affordability and stability plan” recently enacted by the federal government can help in your situation – contact HUD at 800-569-4287.
